What Do My Assessments Pay For?


We receive many phone calls from Desert Mountain owners asking, "What do my assessments pay for?" Basically, the Village and Master assessments owners pay cover the cost to maintain, manage and operate Village entry ways, streets and common areas (generally eight-feet from the curb), the Parkway common areas, gatehouses and guard services. Itemized by category, these expenses are listed as follows:

Administrative Expenses:

  • Audit & Tax Return
  • Legal Fees
  • Professional (Consulting) Fees
  • Telephone
  • HOA Staff

Operations Expenses:

  • Common Area Landscape Maintenance
  • Guard and Patrol Service
  • Street Sweeping
  • Common Area Repairs and Maintenance
  • Electric & Water

Taxes & Insurance Expenses:

  • Real Estate Tax
  • Income Tax
  • Insurance

Replacement Reserves:

  • Roads
  • Access Control and Gates
  • Mailboxes
  • Signage/Monuments
  • Enhancement

Additionally, in Lookout Ridge, Apache Cottages I and II, Sonoran Ridge and Sonoran Cottages (including the Enclave), assessments also include the following items, designed to promote and preserve the continuity of the Villages. Additional operations components include front yard landscaping (excluding owners' irrigation system areas and the courtyard area behind accent walls). Additional Reserve Components include:

  • Periodic Repainting of Exterior Stucco Surfaces*
  • Front & Garage Doors*
  • Wood House and Gate Trim*
  • Pool Surfaces, Equipment and Furniture (Apache Cottages only)

* As determined by the Village Boards

In the Haciendas, assessments also include the maintenance of: the pool, spa and water features; fitness equipment; the common area landscape (excludes owner's courtyard); and lighting. While the Association also performs periodic (6-8 years) exterior stucco painting in the Haciendas, it does not perform maintenance on any wood surfaces in the Village. The wood surface maintenace of wood trim; shutters; garage doors; front doors, etc., is the responsibility of the owner.
